Integrated Services for Behavioral Health (ISBH) is a community-minded, forward-thinking behavioral health organization helping people along the road to health and well-being. We serve Southeastern and Central Ohio with a comprehensive array of behavioral health and other services, working with local partners to promote healthy people and strong communities. Our services are intended to be collaborative and personalized for the individual.

The salary range for this position is $112,765.00-$137,459.90 per year based on licensure and experience.

Essential Functions:

  • Oversee day-to-day operations and long-term strategy for ISBH’s real estate holdings, assets, and facilities, ensuring properties remain in optimal condition and aligned with organizational goals.
  • Develop and enforce standard operating procedures (SOPs) and asset management systems for property operations, preventive maintenance, and tenant service delivery, identifying efficiencies to drive cost savings and positive resident/client outcomes.
  • Proactively identify operational challenges and opportunities, develop solutions, and implement improvements to strengthen portfolio performance and long-term outcomes.
  • Lead the creation, monitoring, and adjustment of operating budgets for ongoing property upkeep, capital improvements, and vendor contracts, prioritizing operational needs and compliance requirements.
  • Collaborate on operating budget development during the planning and construction phases of new projects to ensure smooth operational readiness at occupancy.
  • Determine and appoint property management services for ISBH properties, either through third-party contracts or internal teams.
  • Serve as the owner’s representative by building and maintaining strong relationships with property management partners, ensuring effective communication and alignment with ISBH’s mission.
  • Implement regular property performance audits and establish checkpoints to ensure quality control, compliance, and adherence to operational standards.
  • Lead contract negotiation and performance evaluation for service vendors and property management companies.
  • Ensure compliance with local, state, and federal requirements, as well as funding source regulations for all properties in ISBH’s portfolio.
  • Create and maintain processes to monitor and document compliance across funding agreements, regulatory requirements, and operational standards.
  • Prepare and present regular reports on property utilization, performance (including financial), and recommendations for improvement.
  • Cultivate and maintain relationships with current and prospective funders to support ongoing portfolio sustainability and growth.
  • Review, analyze, and administer funding agreements to ensure contractual obligations are met.
  • Partner with the Chief Real Estate Officer on administrative and managerial aspects of real estate asset management.
  • Identify and mitigate operational risks in collaboration with leadership to safeguard ISBH’s real estate portfolio.
  • Perform other duties as assigned.

Minimum Requirements:

  • Bachelor’s degree in real estate, business administration, public administration, facilities management, or a related field; relevant experience may be considered in lieu of degree.
  • 5+ years of experience in asset management, property operations, or facilities oversight, preferably within affordable housing, supportive housing, or nonprofit real estate portfolios.
  • Proven success in managing third-party property management relationships and/or direct property operations, including maintenance coordination, tenant relations, and operational compliance.
  • Knowledge of affordable housing programs, Fair Housing regulations, and landlord-tenant laws.
  • Demonstrated skill in budget development, financial analysis, and cost-control strategies for real estate assets.
  • Ability to create and implement systems that improve efficiency, compliance, and resident satisfaction.
  • Strong vendor management and contract negotiation skills.
  • Excellent communication, relationship-building, and problem-solving abilities.
